We make our investments not only from an economic perspective - rather, our activities also fulfill a social necessity. Our residential portfolio consists of classic multifamily properties, student apartments, modern co-living and build-to-rent (BTR) concepts.

With over 3.8 billion Euros in assets under management, we are a proven expert in residential real estate investments in Europe.

Why investments
in residential real estate? 


Whether providing students with quality housing or increasing the supply of housing for families in city centers, demand for residential real estate is high, and not just because of globalization and immigration. The focus is on residential quality - especially in a post-Corona world with home office and more time in the flat or house. It's about responding to new societal needs and anticipating coming trends. This includes, for example, offering housing with integrative services or implementing the trend toward a larger number of households with a smaller size.

A forward-looking asset class at the heart of social needs


Our residential portfolio is broadly diversified in terms of location in different European countries, sub-asset classes and property type. We invest with main focus in Germany, France, Netherlands, Italy and Spain and selectively also Austria, Belgium, Ireland, Luxembourg and Portugal. In addition to traditional residential properties, we see potential in student housing, co-living concepts and BTR Build-to-Rent. Regarding the type of real estate we manage existing buildings as well as new construction. It is our particular concern and conviction to upgrade existing buildings according to sustainability standards so that tenants and the environment can benefit from the advantages of energetically renovated living spaces.

Our ESG approach

Our strategic approach is aligned with Primonial REIM's cross-platform ESG strategy and sustainability goals, and aims to combine profitability with housing quality and energy efficiency. We actively invest in, renovate and maintain our residential portfolio. Measures include:

  • Systematic integration of ESG criteria into new leases according to an assessment framework developed by Primonial REIM
  • Decarbonization of the existing portfolio along the CRREM path to achieve carbon neutrality
  • Improve the quality and performance of the property from an impact perspective
  • We are seeking an Art. 9 Disclosure Regulation (SFDR) classification for our fund products
  • Transparent monitoring and reporting of the set ESG targets 
  • Use of environmentally friendly and durable materials
  • Responsible interaction with tenants, employees and business partners

CRREM-Path:


CRREM stands for Carbon Risk Real Estate Monitor (crrem.eu). The CRREM tool was developed by an international consortium funded by the European Union. The main partners were the Institute of Real Estate Economics (IIÖ) and GRESB.
The CRREM tool can be used to monitor the energy consumption and CO2 emissions of individual buildings or portfolios. The CRREM tool uses country- and asset class-specific pathways to achieve the Paris climate targets as a benchmark.
